The property itself is a two-story home. For short-term rentals, guests will have exclusive use of the entire top-floor penthouse apartment, which includes: two bedrooms (one with sea views, the other with views of the Piano Gallo reserve), a bathroom with a tub and shower, a spacious living room with a fireplace and sea views, a kitchen with panoramic windows, a laundry room, and the expansive terrace. The host's private apartment is located on the lower floor. For seasonal rentals (minimum two months), the entire house, including the lower floor, will be available.
The property is ideally suited for three to four adults, couples, or couples with up to two children for short-term stays. For seasonal rentals, it comfortably accommodates five to six people. A baby cot is also available...

The 200-square-meter terrace wraps around the entire top floor, offering breathtaking views of the Gulf of Mondello. The east side of the terrace is furnished with comfortable seating for eight and low tables, perfect for romantic aperitifs or al fresco dining while enjoying the moonlit sea. A barbecue is also available for your use. On clear days, especially in winter, you can even see Mount Etna and the Aeolian Islands.
The west side of the terrace is a large open space ideal for sunbathing, yoga, or other bodyweight exercises. Guests are welcome to use the provided spinning bike, weights, and yoga mats to stay active.
The apartment is fully air-conditioned, ensuring a comfortable stay in every season.

You can confirm that our property is officially registered with the regional authorities. Simply follow these steps:
- Go to the official Sicilian Region Tourism website: Sicilian Region Tourism Portal.
- Enter "Palermo" in the first search field (Comune).
- In the second search form that appears, enter one of the following official codes:

2. Booking Confirmation on Calendars
After booking with us via Email or WhatsApp, your dates will be blocked out on all major booking platforms (like Booking.com and Airbnb) and on our own availability calendar. You can check this yourself to see the dates are secured for you.

- Cancellation: Once the booking is confirmed, the advance payment is retained in full in case of cancellation or no-show. Beyond that, no penalty is charged.
- Advance Payment: To confirm a short-term booking we ask for an advance equal to one night, or 20% of the total stay for longer reservations — whichever applies is communicated before you confirm. Payment by bank transfer.
- Check-in & Check-out: Check-in and check-out times are flexible and arranged with each guest based on travel plans. We coordinate via WhatsApp or email a few days before arrival.
Direct booking: best guaranteed rate, stricter cancellation terms. Prefer flexible OTA-style cancellation? Book through Airbnb, VRBO or Rentalia and their platform policies will apply.

A Note on Host Presence
Please Note: For short-term rentals, to provide guests with support, security, and assistance (check-in, keys, info, etc.), the host stays in a separate, private space on the lower floor. While many guests appreciate this and feel more secure, we understand others may prefer complete privacy. We want to be perfectly clear: your privacy is guaranteed. The host will never enter the upper floor, which is reserved exclusively for guests, without an invitation or prior arrangement.
If you do not wish for the host to be present on-site, please kindly inform us at least one week before your arrival so that we can arrange accordingly.
Please be aware that in this case, to ensure the property is protected, you will be required at check-in to provide either:
a) proof of a valid property damage insurance policy, or
b) a refundable security deposit of €2,000.
This deposit will be fully returned at check-out following a satisfactory inspection of the property.
